Retiring, relocating, downsizing, or selling a rental: just imagine knowing what your home is worth, what it needs, and what happens next, before you commit to a thing. That is what this page does, at your pace.
Most people start here, long before they decide anything. Before you make your mind up about when, or even if, see what the home is worth. Then end with a number a person stands behind.
Zillow, ATTOM, and Ryan’s own number for your home, so no single algorithm gets the last word.
The recent sales near your home that actually move your price.
How many buyers are hunting for a home like yours at your price, right now.

Sell on your timeline, with Prop 19 and your equity planned early.
We run the sale here while you land there, even if you have already left.
Less upkeep, more freedom. A right size plan before anyone lifts a box.
Tenants, timing, and taxes handled straight, 1031 exchange included.
What happens next is simple: you tell us your next move and your timing, we talk it through once, and you get one plan priced from the sales on your street.
We suggest the right people for each job, coordinate the work, and keep everyone talking. You approve every bid first.

Offers negotiated, closing managed, next chapter on time.
Ryan has bought, renovated, and sold homes across the East Bay himself. This Berkeley home went from dated to sold ready with preparation Ryan coordinated.
Drag the handle. Same Berkeley home, before and after its preparation.

Same house from the drone. Pink stucco and a torn-up yard when we started; painted, terraced, and nearly finished after.
An Albany hillside. Overgrown and unusable before; reterraced in stone after. Drag to compare.
The Albany kitchen, same room. Where it started, and where it finished. Drag to compare.

A conversation with Ryan
The Move
Most of my sellers are closing a chapter, not just selling a house. Somebody is retiring, moving closer to grandkids, leaving a rental they’ve held for twenty years, or finally done with the stairs. The house is the easy part. My job is to make the move around it feel handled.
The Number
Type your address into three websites and you’ll get three different prices, sometimes hundreds of thousands apart. I put the valuations side by side, weigh the sales on your street, and then give you my own number and the reasons for it. A number a person stands behind beats a number a website guesses.
The Prep
We start with the comparables, the recent sales on your street, because they put every other number in perspective. A prep bid only makes sense relative to what homes like yours are actually selling for. Then it’s simple: do the work those sales support, skip what they don’t, and you see a real bid before you approve anything.
The Help
You don’t hire five contractors and manage the chaos. I suggest the right people for each job, coordinate the work, and keep everyone talking, so the prep gets done without becoming your second job. You’re approving bids and making decisions. The phone calls are mine.
The Order
Either can work, and the right answer depends on your money and your nerve. Either can work, and the right answer depends on your money and your nerve. We map both sequences side by side in the plan session, priced from recent sales near you, before you commit to either.
The Tax Break
If you’re 55 or older, Prop 19 may let you move your low property tax base to your next home anywhere in California. For someone leaving a home they’ve owned for decades, it can change the whole math of a move, so we flag it early. Your CPA confirms your exact situation.
The Timeline
Every move is different, but the shape is the same: a plan session, the prep, then the launch. Most prep is weeks, not months, and while it’s running you mostly just make decisions. What happens next is always on paper before we start, so there are no surprises mid-move.
The Closer
You don’t have to have it figured out before you call. Most people I work with started exactly where you are: not sure if it’s for them, not sure when, just picturing it. Start with the number and a conversation. The rest gets clearer fast.
Not sure if this is for you yet? Most people are not. The form asks just two things: what is your next move, and by when do you imagine being in your new home? Then our first conversation is about your move, not a sales pitch. We reply within one business day.
