Questions buyers ask us.

Are you my agent or my contractor?

During your purchase, we're your real estate agent, start to finish (DRE #02142285). We also hold a California general contractor's license (CSLB #1084784) — which is why we can talk credibly about construction and remodel costs when it helps your decisions. If you ever choose to remodel down the road, that's a completely separate agreement, and never required.

How does paying for buyer representation work?

Since 2024, buyer representation and compensation are agreed in writing up front, before touring homes. At your strategy session we'll walk through the representation agreement and exactly how compensation works for your purchase — in plain English, before you sign anything.

I'm not pre-approved yet. Is it too early to talk?

It's actually the best time. The strategy session helps you set a realistic budget before you fall for a house you'd have to stretch for. And if you need a lender, just ask — we'll introduce you to ones we trust.

We'd need to sell our current home too. Can you handle both?

Yes — that's a two-transaction plan, and it's one of our specialties. We coordinate the sale and the purchase so the timing, financing, and moving logistics line up instead of colliding.

How do inspections work — and do you help with them?

Professional home and pest inspections are a critical part of every California purchase, and we help you order them and read the reports together. Where our construction background is useful, we'll talk through what flagged repairs typically cost in this market so you can negotiate and decide with clear numbers. We don't perform inspections ourselves — that stays with the licensed inspection professionals.
